Real estate agents help people to either buy or sell a home. You can work either as a listing agent, help people to sell a home, or as a buyer agent, to help people to buy a home. Either way it is a good business if you are honest and loyal to your client. Sometimes the hardest part of this business is to get good leads. I look around for people that want to sell a house or buy a house. There are lots of ways to find those people or help those people find you. You don't own the houses you sell. When you are helping a buyer- you don't care which house they buy- but you do want them to end up buying one thru you. When you get a house under contract that is only the very first step. You need to help the buyer get his loan and help with the home inspection and they need to get insurance and a clear title a,d possible repairs- lots of things.

up to 15 yrs ago,. a listing agent/broker, listed houses to sell and found buyers. that is and was called dual agency. It was never ever good for buyers and many sued. It is still legal to do so but NEVER ever a good idea. thus, to be Safe, when licensed, one should focus on EITHER list property to be sold and then, inform buyer's agents of other agencies of the availability. DO NOT try to find our own buyer too. --or become a BUYER's agent. --- a dual agent may not, by law, negotiate for a price with a seller. [he may only submit offers to the listing agent]
